Punta del Este real estate is mostly comprised of vacation rentals which come in a broad range of property types, standards of luxury, and price ranges, providing satisfying options for just about anyone aspiring to break into this world class beach resort market.
Punta del Este is a long narrow peninsula that is the dividing point between the Rio de la Plata (River of Silver) and the Atlantic Ocean. The west or river side of the peninsula is called the Mansaside (calm or tame side). The east or Atlantic Ocean side of the peninsula is called the Brava side (brave or wild side), where there is ocean surf and stronger currents.
The original resort started on the Punta del Este Peninsula. As the development grew, it spread off and along the coast in both directions. Today, the term “Punta del Este” is commonly used to describe over 60 kilometers of connected coastal neighborhoods that together comprise South America’s most established beach resort.
In this article we will follow the coastline going from west to east starting in Punta Ballena to introduce you to six coastal areas that together form the resort of Punta del Este, along with a description of the type of Punta del Este real estate that is available.
Real Estate in the Punta del Este Community of Punta Ballena
Punta Ballena, which literally means “Whale Point”, is a narrow peninsula west of the Punta del Este Peninsula. It is known for beautiful sunsets, being a good place to view feeding whales in the winter, and “Casapueblo” a large unusual home built by artist, Carlos Paez Vilaro.
Near Punta Ballena is Laguna del Sauce (willow tree lake), a large beautiful lake with lakefront and hillside lake view properties.
Punta del Este real estate opportunities available in the Punta Ballena area are single family homes, although there are some apartments near the base of the peninsula and on the coast.
There are also large areas with chacras and some small farms near Punta Ballena.
Real Estate in the Punta del Este Community of Playa Mansa
The Mansa beaches go from the Punta Ballena to the Punta del Este Peninsula. The Mansa beaches have calmer water and less current than the Brava beaches to the east of the peninsula.
The Punta del Este real estate in the communities that run along the Playa Mansa are comprised of suburban neighborhoods with single-family homes on their own lots. Because many of these neighborhoods are older and well established, many homes have larger lots, mature landscaping, and materials and workmanship from days past with such details as thatch roofs and handmade hardwood window frames.
The Mansa neighborhoods also have apartment buildings, including older low-rise apartment buildings and more modern residential towers including a few new landmark residential luxury towers such as Le Jardin and Aquarela.
Real Estate on the Punta del Este Peninsula
The Punta del Este Peninsula is where the resort began and is still a center of activity with a variety of shopping, restaurants, nightclubs, and casinos. The base of the Peninsula has some of the resorts most popular beaches; there is a large marina and a wide sidewalk along the water’s edge making a scenic circuit for runners and walkers.
Punta del Este real estate opportunities on the Peninsula are a combination of residential towers up to 18 stories, low-rise apartment buildings, and single-family homes on their own landscaped lots (located in a neighborhood at the end of the peninsula).
The Peninsula has been developed in waves which includes apartment buildings from the late 60’s to several new projects that are replacing older buildings such as a new three tower project named Imperiale. The Peninsula provides an apartment buyer with a lot of choices in style, size, amenities, and levels of service.
Real Estate in the Punta del Este Community of Playa Brava
The Brava beaches are on the east side of the Punta del Este Peninsula, which is the brave side or wild side, with the waves and currents of the Atlantic Ocean.
The Punta del Este real estate available in the neighborhoods along the Brava beaches are mostly single family homes on their own landscaped lots. A couple of the better known neighborhoods along Playa Brava are San Rafael and Rincon del Indo. There are a few residential towers, but most new apartment buildings along the Brava beaches are limited to four stories.
In recent years Playa Brava has become the location for some of Punta del Este’s most luxurious apartment buildings. These high-end projects are characterized by spacious floor plans and unobstructed ocean views. The most expensive apartment sold in 2009 was a penthouse apartment in a project named Acqua for a reported 7.3 million dollars.
Real Estate in the Punta del Este Community of La Barra
La Barra is a casual low-rise Punta del Este community where surf shops, pizza places, and drink-‘till-drop nightclubs are intermixed with fashionable art galleries, fine dining, and a modern hotel/casino. La Barra is popular with surfers and backpackers as well as being a New Year’s Mecca for the world’s fashion industry and Argentine celebrities. During the summer months of January and February the streets and sidewalks are often full.
Punta del Este real estate in La Barra and the nearby neighborhoods of Montoya and Manantiales are mostly suburban single-family homes on their own lots, some four story apartment buildings, gated private communities, and nearby chacras (small gentleman farms and estates). Single family homes in La Barra, Montoya, and Manantiales generally bring a higher return on investment dollar than single-family homes in other areas of Punta del Este.
Real Estate in the Punta del Este Community of José Ignacio
José Ignacio is the eastern most community of Punta del Este. Just a decade and a half ago, José Ignacio was a fishing village. It has a quiet and subtle natural beauty that has come to attract some of the world’s most affluent vacationers. Unlike La Barra that has a lot of businesses and nightclubs, José Ignacio is mostly a residential community with just a few accommodations.
Punta del Este real estate in José Ignacio is comprised of many small attractive single family homes on their own lots, larger more modern homes in a gated community, and a lot of chacras in the nearby rural areas, which are popular with celebrities seeking privacy.
Punta del Este’s vacation home real estate market has a great variety of community settings and properties. From small cottages with thatch roofs to residential luxury towers, Punta del Este has a vacation home option for just about anyone’s taste and budget.
